Metal Rooftop Components And Repairs

Various types of metal are used to install shingled roofing systems. The decking, flashing, venting, and metal shingles all work cohesively, to provide a roof with its waterproof and vented properties. 

Metal Issues

A solid roofing system will prevent air or moisture from becoming trapped between the layers that comprise a rooftop. If an inferior decking product was initially installed or if non-compatible metals were used to construct a rooftop, moisture damage and corrosion could affect the longevity of a roof system. Roof shingles should always be constructed of the same type of metal. Zinc, steel, and aluminum are some roofing materials. These metals will feature varying expansion and contraction properties.

A galvanized coating that is applied to some metal roof products will protect roofing shingles and hardware from corrosion and staining. If two different types of metal were initially used to install a roof, rust may form on metal surfaces. A contractor can perform a spot check, which will include an inspection of the decking, flashing, and ventilation. This inspection will involve lifting or removing some of the metal shingles.

If there are any gaps between decking materials, it may be necessary for the decking to be ripped up and reinstalled. Particle board or another untreated wood decking material could soften and rot over time. A roofing contractor may need to replace sections of the decking.

Shingle Assessments

Metal shingles will overlap across the surface of a roof. All of the metal shingles should be the same size. Metal fasteners that are constructed of the same metal variety should be used to secure fasteners. If a metal roof wasn't installed professionally, a roofing contractor can determine if any of the metal pieces are damaged. They will also assess the fasteners that are anchoring the roofing shingles.

Ventilation is essential in many rooftop designs. The fascia is the vertical band that runs around the edge of a rooftop. The soffit is the material that rests below the eave. This material connects the edges of the roof to the exterior walls of a residence or commercial structure. Venting materials are typically installed on fascia and soffit materials.

Exhaust and intake vents are responsible for drawing cool air in and expelling warm, moist air. The venting can become clogged or damaged, due to twigs, leaves, and other debris falling onto a rooftop. A contractor will assess, repair, and clean the venting as needed.
